Electric Lake, UT

The property is against the hillside. That means no neighbors behind this property ever.

Cabin Property

Here is the cabin property that we are looking into purchasing. It is located about 45 minutes south of Provo between Indianola and Fairview. I will try to provide as much information as I can about the property, but if you have any questions that I don't answer in this blog you can always call me.




The property is a 1 acre lot that has been leveled in areas and graveled to provide easy and convienent access. There is running water (drinkable) and a septic system already installed on the property. Currently the property has a 12' x 12' storage shed. My thought are to turn it into a bunk house for sleeping in. There are two gates to the property making it easy to bring in a camp trailer without having to do any backing up. It has an inground fire pit with a grate covering.




Located about 30 minutes away is Electric Lake. There is ample opportunity to fish and boat on the lake. there are also several other smaller lakes scattered throughout the area. Other available recreational activities include trails for riding ATVs, hiking, mountain biking, snowmobiling during the winter, and obviously camping.





One of the benefits of this particular property is that our neighbor (and bishop) owns the property right across the road and has offered to let us use it if we ever had larger gatherings.




The current owners are asking $29,000 but when I talked to the wife she indicated that they would consider a lower offer. My goal is to get it for $26,000 which I think is closer to its real value based on other properties for sale in the area. We are thinking that the minimum buy in will be 1/10th share or $2600.




There are some yearly fees to consider as well. There is a Property Owners Association that has a $10/mo fee. There is a water usage fee and property taxes. According to my bishop, the fees total between $30-40/mo. We would have to work out the details on splitting the costs.
